Chimney masonry repair and tuckpointing

Crumbling mortar and flaking brick only get worse each winter. Catching them early keeps a repair from turning into a rebuild.

The part of a chimney above the roof is fully exposed to weather on all four sides. Rain soaks in, freezes, and slowly breaks down the mortar joints and brick faces. Masonry repair restores the structure before water does more damage inside the chimney and the house.

What is tuckpointing?

Tuckpointing, or repointing, means grinding or chiseling out deteriorated mortar to a set depth and packing in fresh mortar. Done well, it restores the joints' strength and weather resistance. The mortar should be matched to the brick. On older, softer brick, a mortar that's too hard can cause the bricks themselves to crack and spall, so ask the contractor what mortar type they'll use.

What if the bricks are damaged?

Bricks that have lost their faces (spalling) or cracked through are cut out and replaced. Matching old brick can take some searching. When damage is widespread, the chimney is often taken down to solid masonry, usually at or below the roofline, and rebuilt with new brick, a new crown and new flashing.

Damage that extends down through the houseLarger rebuild, or replacing with a different venting system

How can I keep masonry from deteriorating again?

  • Install a cap to keep rain out of the flue.
  • Repair or replace a cracked crown.
  • Make sure flashing at the roof is sealed.
  • Ask about a breathable water repellent made for masonry. Avoid sealers that trap moisture in the brick.
  • Have the chimney inspected regularly so small problems get caught early.

When can masonry work be done?

Mortar needs to cure above freezing, so most exterior masonry work in NEPA happens from spring through late fall. Some contractors work into colder months with heated enclosures or cold-weather practices. If your chimney is dropping bricks in winter, a contractor can usually make it safe and schedule the full repair for warmer weather.

What affects the cost?

  • Height and roof pitch. Tall chimneys and steep roofs need more staging.
  • Amount of damage. Repointing costs less than replacing brick or rebuilding.
  • Number of flues and the chimney's size.
  • Add-ons like a new crown, cap or flashing.

Prices come from the chimney company after they've inspected the chimney. We don't quote prices ourselves, and a phone estimate is only a starting point.

Common questions

How long does tuckpointing last?

Properly matched and installed mortar can last for decades, especially with a sound crown and cap keeping water out.

Can I just paint or seal over crumbling brick?

No. Coatings that trap moisture can make spalling worse. Damaged mortar and brick need to be repaired, and any repellent should be breathable.
